1. Property Previews
Based on your own criteria and needs, I will preview targeted properties in a timely and diligent way. I will do this on the internet, over the phone, as well as personally viewing properties myself, in order to help you make an informed decision to purchase.
2. Buyer Counseling Session
I will conduct a buyer counseling session to discuss your investment needs and goals. I will use statistics and market analysis to show you various investment options that will help you achieve those goals.
3. Budgeting and Expenses Preview
I will provide a preliminary estimate of closing costs and down-payment requirement anticipated in a transaction.
4. Property Showings
Once I have a basic understanding of what you are looking for, I will focus on showing you those properties on the market that meet your requirements.
5. Property Research
I will investigate in the national registry any property that interests you to make sure that it has a good title before further negotiations for the property begin.
6. Property Disclosure
I will review with you all inspection reports and other documents pertaining to the condition of the property that interests you and disclose all physical defects, risks, and foreseeable difficulties of the property that are known to me.
7. Negotiation Strategy
I will prepare a negotiation strategy for the property you choose, including but not limited to presenting a written offer to purchase agreement with a competitive market price to the seller, allowing time enough for due diligence, and financing terms that are acceptable.
8. Closing the Sale
After presenting an offer to the seller, our closing manager will monitor and inform you of the progress of the purchase agreement, including the satisfaction of all contingencies and conditions during the entire transaction.
9. After the Sale
I will contact you immediately after the closing to follow up on remaining details or services needed.
